of our guests prefer to manage costs by not using air conditioning. The
costs we pass on to you, our guests, is the actual cost of providing the
service. If you DO NOT choose air option IN ADVANCE then the management
company will be turning on the air conditioning service for you. Their

| Deposit: |
| 3
nights cash deposit required on all daily and two week stays. Monthly
rentals require 7 nights deposit. Full payment is due within 30 days of
your arrival date. Hawaiian State sales/ hotel tax is 13.42%. Money
orders or checks drawn on U.S. funds. Maximum occupancy is 4 people per
unit. For less than 7 nights, we charge a nominal $75 cleaning fee. For
rental stays over 25 days add $75 for a mid stay cleaning fee. (rental rates subject to
change without notice) |
| Balance
for December-March bookings is due 60 days prior to arrival! |

| Check in and Check out: |
| Check
in time is after 3 pm, and check out time is 11 am. If you are leaving
on a late flight, we provide a late check-out service for $75. So, if
you just have to have one last day on the beach, you can extend your
stay until 9pm that same day |
| Monthly
rentals require a $65 cleaning fee per month! |

| Cancellations: |
| For
a deposit refund cancellation is
required 30 days prior to scheduled arrival (60 days for Dec./Jan.) In case of cancellation
within 30 days of arrival, your deposit will be retained. Cancellation
on or after arrival date, all funds will be forfeited. If we can re-rent
the unit, a pro-rated refund will be issued. In any case, we will work
with you to make the best of the situation. |

| Damage or Missing
Items: |
| Since
our units are private residences, we try to provide you, our guests,
special, personal items such as DVD/VCR movies, CD player, beach towel, etc.,
To ensure those items are available for future guests, a full
inventory is taken by our cleaning service before and after your
arrival. Should there be anything broken or missing, you will be charged
full replacement costs. We realize "accidents happen" , so if
something should break through normal usage, by accident, or be lost,
please call us we will determine how to
remedy the situation. We appreciate your cooperation and sincerely wish
